Before you begin your housing search, it's important to understand the financial framework for students living off-campus.
The first stipend is disbursed on the 26th of each month. To receive the stipend in the month of arrival, bank details must be submitted by the 10th. Submissions after this date will result in payment in the following month.
The monthly stipend is inclusive of all housing and accommodation expenses. You are expected to arrive with sufficient funds to cover at least three months of living expenses.
MBZUAI does not currently provide an advance payment for housing. You are responsible for covering all initial costs such as deposits, first month's rent, and setup expenses. We are exploring this option to better help students in the future.
We strongly recommend planning your finances in advance and preparing a personal budget to ensure a smooth transition into your new living arrangement.
Additional factors you should consider is that the sticker price online or when in initial conversations with agents is not what you will pay in the end. You need to consider utility installation fees, deposit and more, see below for other considerations:
Rent is most commonly paid via cheque in lumpsum or 3-4 postdated cheques. Make sure you get a cheque book from your bank and have the expected amount for your initial payment and deposit
Remember that along with the price for your accommodation you may have other fees such as admin fees, agency fees, chiller/HVAC fees, and more. This is not consistent and can be different building to building and at times even by apartment.
Most utilities are manageable but please note there may be a deposit or an installation fee for things. Gas, Electricity and Water can have a cost to connect you and put your name as the tenant.
Depending on where you live transportation may be a financial factor. Taxi costs can accumulate especially if you have to use daily. The Driver's license process can be very costly or time consuming depending on your situation.
We strongly recommend planning your finances and calculating more than the sticker price of an accommodation.
Choosing the right neighborhood is key to a comfortable and convenient off-campus experience. Below are areas near MBZUAI, organized by proximity and general affordability:
Online resources such as Bayut, Dubizzle, and Property Finder are great starting points and allow you to look based on location, budget, and amenities. If you see a residential building you like you can also go to the reception desk and inquire about availability and even a room tour. Utilizing an agent is also a great way to find the right place for you as they can provide options based on your needs.
Make sure you read the listing properly and visit the space. Ask important questions about the maintenance, access to amenities, history of the building/apartment. If unfurnished be prepared to order items for delivery or if buying second hand ensure you measure the space for your prospective furniture and appliances. Public transport or parking location is also important to inquire about.
In Abu Dhabi, tenancy contracts must be registered through the Tawtheeq system, managed by the Department of Municipalities and Transport. Registration is done online via the TAMM portal, requiring documents such as the application form, approvals from relevant committees, and supporting documents depending on the housing type.
Electricity and water are managed by Abu Dhabi Distribution Company (ADDC). Use your Emirates ID and tenancy contract to set up an account. Installation/Activation may have a cost.
Providers like Etisalat, Virgin, and Du offer home internet packages. SIM cards are available at the airport for immediate use. Home Internet in the UAE is very fast but can also become very pricey depending on your home location.
